Adarsh Springfield FAQs

Adarsh Springfield is marketed off Sarjapur Road in East Bengaluru, Bengaluru. The project brief places it near Adarsh Welkin Park. Be aware that the nearest-landmark lists on both channel-partner pages name Whitefield and Varthur addresses — Inorbit Mall, Vydehi, Columbia Asia — which is a different part of the city, and that the location map on the reference page belongs to another developer’s project. No surveyed address or coordinates have been published, so confirm the site on the ground.

That cannot be answered from the published sources, and it matters. Adarsh Springfield is not listed among the plotted developments on the developer’s own website, which names Adarsh Forest Glen, Adarsh Euphoria, Adarsh Garden Estate and Adarsh Savana. The 27 acres and 374 plots quoted for Springfield are given by the developer for Adarsh Garden Estate, Gattahalli, off Sarjapur Road, together with RERA registration PRM/KA/RERA/1251/308/PR/110722/005048. Either Springfield is a pre-launch name whose marketing has borrowed those figures, or it is Garden Estate under another name. Ask the developer which before you pay anything.

The channel-partner pages quote a metric ladder: 6 x 9 m (581 sqft) at ₹47.9 Lakh; 9 x 10 m (969 sqft) at ₹77.4 Lakh; 9 x 10.5 m (1,017 sqft) at ₹81.01 Lakh; 9 x 12 m (1,163 sqft) at ₹92.1 Lakh; 9 x 15 m (1,453 sqft) at ₹1.14 Cr. Both also list a 3.5 BHK built unit of 1,900 - 2,000 sqft at ₹1.55 - 1.6 Cr. The project brief instead gives a range of 1,200 to 4,000 sqft, which matches no Adarsh plotted development on the developer’s site. All prices are basic price only and none is developer-confirmed.

Adarsh Springfield is NOT registered with the Karnataka Real Estate Regulatory Authority. Both channel-partner pages say registration is “coming soon” and no number has been issued. Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, an unregistered project cannot be advertised, marketed, booked or sold. This website records expressions of interest only. Do not accept a registration number belonging to another project as this one’s.

No possession date is published here as a fact, because the three sources give three answers: the project brief says June Mid 2028 onward, one channel-partner page says 2027 onward, and the other gives both June Mid 2027 and June Mid 2028 on the same page. A plotted development’s handover dates are fixed in the agreement for sale at RERA registration.

Some are photographs of a plotted site and some are artist’s impressions. Two of the renders have been traced to other Adarsh developments: one is the identical file published for Adarsh Euphoria since June 2023, and another is the same 3D scene as artwork published for Adarsh Garden Estate. Those are labelled where they appear. For the rest no match was found, which is not the same as proof that they show this project.
